As per our Management Agreement, we will not make a non emergency repair that costs over $200 (or your pre-approved amount) without obtaining prior approval. Of course, emergencies are the exceptions but will be followed up with a call and or e-mail to you. Turnover work, work conducted after a tenant vacates; as a whole can exceed the $200 limit as several repairs and or upgrades may be needed. These services may be conducted by one or more provider and an exact cost of each item may not be possible prior to the work being conducted. However, when a tenant vacates you will be provided a general outline of what is required and the approximate cost.

Our accessibility allows us to handle emergencies at what ever time of day or night; this is essential and provides our owners and tenants peace of mind.

Note:  General contracting services can be provided; the cost and terms to be approved by owner and SunRidge Management Services.



BILL PAYMENT:
In addition to collecting the monthly rents and security deposits we can also pay your expenses; the mortgage, property taxes, insurance, utilities, monthly routine services and maintenance. Your bills will be paid from the monthly rent (unless the amount exceeds the income) and the remaining money will be forwarded to you along with the monthly statement. If you have a local bank we will be happy to deposit your monthly income directly into your account. If your bank is not local, we can make the necessary arrangements.

Once per month, after the rent is collected and expenses are paid, you will be sent a full accounting of your income. Your statement will reflect the income collected the expenses and security deposits; any special notations to you will be found directly on the statement. Attached to each statement will be copies of any invoices paid by our office for your reference. At the end of the year you will be provided with a comprehensive year-to-date summary and your 1099-tax form.

For our out of state owners, the California Franchise Tax Board also has specific withholding and accounting requirements; this service can be provided and will be discussed further with you as needed.



PROPERTY MANAGEMENT FEES:
After reviewing the services we have to offer you and deciding what your needs are, we will be happy to sit with you and develop a plan that will work for you; the fee structure will be based on your needs, the type and size of the property and the location.  If you choose to use our services, and we certainly hope you will, our Management Agreement term is for 1-year. After the 1-year term the agreement will continue on a month-to-month basis or for another specified term. Typically our Lease Agreements are also for 1-year.
